BUYERS NEED TO FALL IN LOVE TO BUY YOUR HOME!!

Many sellers have forgotten the experience of buying from when they purchased their current home. It is first and foremost an emotional experience, balanced by facts and logic, of course. But first comes the emotion and love for a property, then the analytical part kicks in. They must fall in love at first sight. If they do not at least like the house, they aren’t going to make it their own, no matter how much sense it makes. After 32 years of helping buyers in the process of finding their new home, I can usually tell how they feel about the home, right inside the front door, in the entry way. One of my first upper bracket buyers, whom I had shown about 20 homes, said to me, “Dave, do you hear the bells ringing?” right in the entry. I, in my inexperienced mentality, asked “What Bells?” Then I got what he meant, he had fallen in love with the house, right in the entry. Then he, like all buyers, proceeded to analyze. Did it have enough bedrooms, a large enough kitchen, etc. He also evaluated was it structurally and mechanically sound and priced appropriately. After a somewhat long negotiation he did purchase the home. One element of a house that can help set up that experience of love, that I call the “wow” factor is the landscaping and appearance of the outside of the house. It can either establish mentally in the buyers, a sense of positive anticipation or of skepticism as they cross the threshold.
