HOME BUYERS RETURN TO THE MARKET IN THE FALL!

Most consumers believe that the best time of the year to sell a home is in June, July and August to match peak demand. I have found that the very best time of year to attract the highest number of buyers is in April, May and June. July and early August hold up pretty well in buyer demand, but not as well as the spring and early summertime. Actually, we see a seasonal slump from mid-August through mid-September.  The reason for that is that the largest group of single family home buyers are still families with children. Parents want to be settled into a school district and ready for school and they know that the average sale takes about 45 days to close. They also get busy buying school clothes and school supplies. And there seems to be a focus on getting the last vacation and recreational activities in before summer ends.  But, what a lot of consumers don’t understand is that from mid-September until about Thanksgiving can actually be the second best time of year to market your home. Single people, DINKS (dual income, no kids) and seniors all get very active in the fall. Even families come back in, if they did not find what they wanted during the summer. Many realize they moving mid-year is not an all bad idea and whatever need they had to change their living situation has not gone away. They all have one thing in common: they want to move before winter and the snow flies hard, as it often does here in Minnesota. This can be an excellent time to market your home to take advantage of these buyers.
